The Bid Package concept plans show you how your project will look from a 2&3-dimensional perspective along with a complete scope of work detailing all the items included broken down into labor & material costs, along with product allowances. The Bid Package includes the complete concept design (which can be made permit ready at any time).

Most Illinois architectural firms are excellent at design but have little or no concept for the project costs, being in the design/build business we excel at both! It is a great value at a fraction of the cost that you would pay atypical design only firm.

It contains all the pertinent information that any bidder needs in an easy to understand format. The bidder only needs to visit the project site, get the package and view the pre-existing conditions. If you are applying for a loan to do your project this package is exactly what the lender will require to appraise your future property value which is part of the loan package. We duplicate the Bid Package for you to email and/or hand out to your bidders.

At Remodel Partner, Inc. our commitment is to set the standard for quality and that starts with a bid package.

#1. Discovery Retainer Option

Upon your initial payment being made for acceptance we will do the following; Company will conduct an interview with you to understand what your goals are for the project. Measurements will be taken, utilities studied along with photos as we look over the pre-existing conditions of your property. All this in preparation for a preliminary estimate to discover if the project can be done hopefully within the investment level you are considering. Next, we will prepare and send you a digital copy on an excel spreadsheet showing all the labor and material costs which will be within 5% + or- of the actual costing. This will give you the ability to send bid requests out to other bidders for pricing. This is the best way to get an apple to apples type quote. Armed with this information you can either opt-out of doing the project, adjust the scope of the project or adjust your budget. This process allows you to make an educated and rational decision about your project. This will give you some answers without committing to a large cash outlay.

#2. As built floor plan(s) option

Upon your initial payment being made for acceptance we will do the following; Company will measure and prepare the existing floor plans showing the pre-existing conditions. Included is an emailed digital copy of the plans that can be printed and/or emailed. We also can produce photo quality renderings of any view you might want to see.

#3. Conceptual plans option

Upon your initial payment being made for acceptance we will do the following; Company will prepare existing as built floor plan and the new concept plans to show the full intent of the proposed project from a 2 & 3-dimensional photo quality perspective. These plans are not ready for permit (for permit ready plans add-on option #6). This includes up to 2 hrs. of revisions that the buyer(s) may need. Should the concept change to a new idea or require more revision time then there will be an additional charge. Included is an emailed digital copy of the plans that can be printed and/or emailed to the bank for appraisal and/or any contractors to obtain bids.

#4. Scope of work option add-on

Upon your initial payment being made for acceptance we will do the following; Once the plans are completed, the company will develop and review with buyer(s) a detailed list of all the items included in the project by description, unit, quantity and costing. Included is one emailed digital copy of the complete scope of work on an excel spreadsheet ready to use or hand out to the bank for appraisal and/or any contractors to obtain bids.

#5. Product Selection option add-on

Upon your initial payment being made for acceptance we will do the following; Company will arrange for a designer to help you with your product selections. Items, style, colors, textures to name a few. Also giving you the ability to buy at our discounted pricing for products, which will save you money.

#6. Permit ready plans option

Upon your initial payment is made for acceptance we will do the following; Company will prepare the conceptual plans to be permit ready, including as many revisions and printed copies that the building dept. may need, plus 5 additional for copies additional use. Also, an emailed digital copy of the completed plans. This option is for making option #2 concept plans ready for permit.

#7. Permits, surveys and bonds option

Upon your initial payment being made for acceptance we will do the following; Company will prepare and apply for the building permit on the buyer’s behalf. Once the actual permit(s) is/are secured, and then buyer(s) will pay for permit fees.

#8. Inspection

Upon your initial payment being made for acceptance we will do the following; company will perform onsite inspection during and/or after construction, includes written report of progress and findings. Priced per visit!

#9. Engineering/Variances

Upon your initial payment being made for acceptance we will do the following; surveying, plats, topo’s, septic, variances and other services as needed. Ask for a quote?

#10. Material Savings

Upon your initial payment being made for acceptance we will do the following; perform a service that lets you buy at the same wholesale costs that we buy at. We provide the vendors and pass on our discount to you. You will be working with the vendor rep to choose your product(s).

#11. Photo Quality renderings

Upon your initial payment being made for acceptance we will do the following; company will prepare 3-dimensional photo quality images of the complete project floor plans, elevations and interior shots of important areas. Used for marketing and /or showing to potential clients.

#12. Health Department

Upon your initial payment being made for acceptance we will do the following; Work with the County Health Dept to get plans approved for permit application.

#13. Chief Viewer

We have included the ability for you to view your actual plan as we progress through the design process together for the purpose of you being able to understand how your new project will look from a 2 & 3-dimensional perspective at your leisure. And be able to share your own plan with others such as family and/or contractors. All you need do is email them the same link and a copy of your design file.

This gives you the private time needed to review and give us valuable input as we proceed. You can even share with anyone if they have a computer. Once an agreement has been executed you will be sent a link to download the program.

Benefit – The labor vendors pass on their 1 yr. warrantee as required by their agreement. There are also manufacturer warranties that they pass on to you.

Buy additional 5, 10 year or Lifetime labor warranty (over the already given 1 yr.)

Benefit – You may purchase additional warranty at time of purchase. Companies that give you a warranty longer than the industry standard 1 yr. are charging that in their overall price. This gives you the ability to make your own decision as to how long of a warranty you would like.
